Who is permitted to live on the park ?
The park is a Retirement Park and semi or fully-retired people live there.
Children are not permitted to live permanently on the site, but are of course, are allowed to visit.
Pets are allowed by permission of the park owners.
Who owns the park ?
Dune View is a family run park and has been in our ownership for over 48 years, during which time we have endeavored to give a high level of service to our residents.
The Park owners are responsible for the maintenance of the grounds.
Do park home owners have security of tenure ?
All tenants have complete security of tenure granted by law in accordance with the 1983 Mobile Homes Act, which, among other things, also allows for the resale of homes on the park.
How are Electricity, Gas and Water supplied to park homes ?
Each home has an electricity and water meter which is read quarterly by the owners who send you a bill.
Gas is Liquid Petroleum Gas (calor gas) which is delivered regularly to the site by various firms.
The above does not apply to the New Extension to the park on which all homes are connected to mains gas, electricity and water. Residents will be billed by the relevant providers.
What does the price of a new park home include ?
We normally quote "site prices". This includes delivery to the site, installation of the home on to a provided base and connection to mains services.
Other items often added to the package include the construction of a "skirt" around the base of the home, pathways and steps to the doors, storage facilities and landscaping.
What other outgoings are there ?
Residents are liable for council tax, fuel, telephone, etc. in the same way they would be in conventional property.
Should I employ a solicitor to handle the purchase ?
It is not vital to do so but many prospective residents choose to do so.
Does the park owner take a commission on private sales on the park ?
Site owners are entitled to up to 10% of the selling price of second hand park homes.
Can I let out my home ?
No, but you can have guests to stay for short periods.
Can I insure my Park Home and contents ?
Yes, insurance is readily available from several specialist companies
What is a park home ?
Park homes are of timber construction built on a wheeled steel chassis. Production is carried out in quality controlled conditions and all homes are fully insulated.
The home is delivered from the factory to the site by low-loader transporter - the wheels only being used for manoeuvring as the home is located.
The modern materials used in manufacturing park homes give them long lives and they are relatively maintenance free.
Where will I park my car ?
All homes on Dune View have a car parking space alongside.
Will my home appreciate in value ?
Park home values tend to follow the trend of the housing market.
How often will the site rent increase and by how much?
This information is included in the agreement under the Mobile Home Act. Usually, there is a provision for an annual review of pitch fees, taking into account the retail price index and work carried out by us for the benefit of residents on the park during the year.
